FY2026 Income Limits

HUD’s income limits for the Indian Housing Block Grant program, issued June 11, 2026. THI uses the low-income limit for your household’s size to decide whether a family is low-income; its policy allows exceptions for a family with a documented housing need (Section V.D).

Limits for 1 to 8 people

FY2026 Indian Housing Block Grant income limits by household size: the low-income limit (80% of median income) and median income

How THI counts your income

THI uses HUD’s definition of annual income: the total income your household expects from all sources over the next twelve months, with some kinds of income left out (Section II of THI’s policy). THI works out your annual income from the documents you bring with your application.

If your income is over the limit

THI may still admit a family whose income is over the limit when the family has a housing need it cannot reasonably meet without THI’s help. THI documents that decision, and HUD must approve it first when the family’s income is over the median income.

The HUD income limits will apply to determine income eligibility for the Homeownership Program.
