Step 3 of 5

Selection and Moving In

When a home is close to ready, THI selects families from the list, asks the Tribal Council to approve them and prepares each family to move in.

A THI home under construction, its walls sheathed and roof framed, behind a temporary fence.
  • About 60 days before move-in, selection begins
  • Tribal Council approves each family THI selects
  • Before move-in you sign the Lease Purchase Agreement

Selection

THI matches you to a home that fits your family size. If you turn down an offer without a good reason, your name moves to the bottom of the list.

To the extent feasible, selection for units will begin sixty days prior to proposed occupancy.

THI policy, Section IV.F.1

Homebuyer education

Every homebuyer takes part in THI's education sessions before and after moving in, including financial literacy, home maintenance and other workshops. Missing sessions without a good reason can disqualify you from the program.

Final occupancy interview

Before you move in, THI meets with your family. You sign an updated application and bring current income information so THI can set your monthly payment. THI also goes over your responsibilities as a homebuyer.

The Lease Purchase Agreement

The head of household and spouse, or another responsible party, sign the Lease Purchase Agreement before moving in. The Executive Director signs for THI, and you keep a copy. At the same time you name a successor, an immediate family member who would take over the home if something happens to you.

The Lease describes the rights and responsibilities of the THI and the Homebuyer.

THI policy, Section IV.G.3

Move-in inspection

You and THI inspect the home together on or before move-in day. The inspector gives you a signed statement of the home's condition. Sign it if you agree, or write down what you disagree with. THI also gives you the list of warranties on the home and how long each one lasts.
