From a graded lot to a finished home

For Lease Purchase Agreements signed on or after January 1, 2025, a home’s purchase price is what it cost to build, including utilities up to five feet from the house. How the purchase price is set

  1. A graded red-earth lot before construction, with the Sandia Mountains on the horizon under a cloudy sky.

  2. A THI home under construction, its walls sheathed and roof framed, behind a temporary fence.

THI policy, Section I.C

What comes with a THI home

  • A home that fits your family

THI matches each family it selects to a home that fits the family’s size.

  • Warranties and a move-in inspection

You and THI inspect the home together on or before move-in day, and THI gives you the list of warranties on the home and how long each one lasts.

  • Home insurance

In the Homeownership Program, THI insures your home against fire and the other risks home insurance usually covers until it is conveyed to you; under the Tribally Funded Policies, you insure it from move-in.

  • Payments toward ownership

Every monthly payment counts toward your purchase price, and THI conveys the home to you when the balance is paid.

Building on your family’s land assignment

A tribal member can ask the Pueblo for a land assignment to build a home under THI’s program, and the Pueblo may also assign land to THI for housing. If you already have a land assignment, THI can build your home on it: you transfer the assignment to THI with a Collateral Assignment for the term of your Lease Purchase Agreement.

A home site must be at least a quarter acre, with the infrastructure available to it and a road easement at least 20 feet wide. If you leave the program after THI has started building on your site, you give up your rights to the land assignment.

If a Participant has a land assignment that he/she desires to build on, the Participant may transfer his/her land assignment, using a Collateral Assignment (see Appendix B) to THI for the term of the Lease Purchase Agreement.
