How it works

From application to first payment

  1. Lease to a voucher holder

    Screen and choose a tenant the way you normally would. When you agree to rent, you and the tenant complete a Request for Tenancy Approval (RFTA).

  2. Inspection & rent review

    AHA inspects the unit against basic Housing Quality Standards and confirms the rent is reasonable for the area.

  3. Sign the HAP contract

    You sign your lease with the tenant and a Housing Assistance Payments contract with AHA, which sets out each party's share.

  4. Get paid by direct deposit

    AHA's share is deposited to your account each month. The tenant pays their portion directly to you.

Landlord questions

How is the rent decided?

You propose a rent on the RFTA. AHA checks it against rents for comparable units in the area (rent reasonableness) and the program's payment standards, then confirms the amount.

What does the inspection check?

Basic health and safety: working utilities, smoke detectors, no major hazards. See the HQS checklist for the most common items, so you can fix them before the visit.

When do I get paid?

AHA's share is paid by direct deposit on a monthly schedule once the HAP contract is in place. Set up or change your banking with the owner direct deposit form.
