City of Sevierville and Sevier County Continue Work Toward Redevelopment of Former Smokies Stadium Site

Sevier County, Tennessee (March 12, 2026) — The City of Sevierville and Sevier County are continuing to work with The Outlet Resource Group (TORG) to explore redevelopment opportunities for the former Smokies Stadium property located at 3540 Line Drive in Sevierville.

Smokies Stadium opened in 2000 and served as home to the Tennessee Smokies Minor League Baseball team in Sevier County for more than two decades before concluding operations in 2025. City and County leaders are now evaluating redevelopment concepts that could transform the site into a new destination for both residents and visitors.

Concept renderings from TORG currently under consideration include a mixed-use development that could feature an amphitheater, hotel accommodations, retail and dining options, and workforce housing. The project would build on the property’s long history as a community gathering place while supporting continued economic activity in the area.

“Since the relocation of the Tennessee Smokies team in 2025, we have been working with Sevier County Government to redevelop the stadium property,” said Sevierville City Administrator Dustin Smith. “The stadium site has tremendous potential and a myriad of possible uses, including the concept of renovation of the stadium itself, that will continue to be a benefit to our community.”

“We are excited about the opportunity to continue working with the City of Sevierville and our development partners as we look at the future of this property,” said Sevier County Mayor Larry Waters. “The Smokies Stadium site has been an important part of our community for many years, and we look forward to exploring opportunities that will allow the property to continue serving residents and visitors.”

In April 2025, Sevier County and the City of Sevierville entered into a Memorandum of Understanding with TORG to explore the redevelopment of the stadium property and adjacent parking areas. Since that time, local officials and development partners have continued working through planning and evaluation efforts as part of the redevelopment process.

The Sevierville Industrial Development Board (IDB) will serve as the lead entity in facilitating potential acquisition and redevelopment opportunities for the stadium site.

Additional information will be shared as planning progresses.
